High Technology Park Provides Haven for Local IT Talent

Graphisoft Park’s Central Park Landscpe by Garten Studio, The intensive central park offers a place for events, meetings, lectures, informal relationships and recreation. The park is connected to the arteries of the city by the promenade along the Danube and by the river itself, and this connection may be further enhanced in cultural sense by the opening of the university.

Situated on seven hectares (18 acres) of landscaped riverfront property within the Budapest city limits, Graphisoft Park was designed by architects Ferenc Csagoly and Ferenc Keller, Architects Studio, Ltd., as a campus setting with brick and glass buildings recalling the site’s industrial use earlier in the century. When complete, the park will contain 15 low-rise office buildings totaling more than 25,000 square meters (250,000 s.f.).

Central Park Landscpe:

Leading architectural and landscape architecture practices formed the present image of the industrial park by designing buildings and large green areas. Development now reached the remaining historic gas-works buildings where IT and R&D training institutions of Aquincum Institute of Technology were located. The luckily entwining R&D and IT training as well as the history and natural features of the site gave birth to a unique office park in Budapest.

Design features:

  • The intensive central park offers a place for events, meetings, lectures, informal relationships and recreation. The pond with the waterfall, the stepped coastline with its claddings became a popular community space for the office park employees.
  • After the new buildings of the office park, development turned towards the historic buildings of the former gas-works; the entrances of Graphisoft Park and AIT were formed with the playground, promenade and reception area. In the foreground of the university, a metallic copy of Ernő Rubik’s world-famed Cube is installed, in the sunken green surface.
  • A peculiar internal world is created among the historic buildings and will be the scene for the outdoor community activities of students. The outdoor environment is determined by basalt pavement, visible concrete banks with Corian sitting surfaces and old plane trees.

Graphisoft Park

Graphisoft Park is the first science/technology park in Budapest, established by GRAPHISOFT in 1997 when looking for new premises. GRAPHISOFT believed that providing the world’s best architects with the world’s best software would be possible only if the company itself could operate in a first-class architectural environment. Within a few years, several other high-tech firms rented space at the Park, attracted by its unmatched location, exceptional design, and superior services. In addition to GRAPHISOFT, tenants include SAP, Microsoft, Servier, Canon, and over 40 other high-tech companies. The mission of the Park is to enable its tenants to attract the best talent with an inspiring calm and green environment, located directly on the banks of the Danube River. Graphisoft cut the ribbon on an additional building in Graphisoft Park, the high-tech office community the company has been developing on the banks of the Danube since 1997. The second 6,000 sq. meter phase of construction on this seven hectare site included Graphisoft’s production and warehouse facility, which has been occupied since November 1999, as well as a 3,500 sq. meter building with underground car park, which will now serve as the headquarters for Microsoft Hungary.

The concept of Graphisoft Park is unique in Budapest as are the methods used to design and lease the buildings. From the earliest schematic designs though construction drawings and marketing materials, a three-dimensional “Virtual Building” computer model was developed and maintained by the architects using ArchiCAD. Using the Virtual Building, the architects could communicate with their clients, explore design details, improve their productivity, and deliver the animations, renderings and virtual reality scenes needed for leasing.

  • “We insisted on developing and maintaining a complete 3D model from the very beginning,” commented Graphisoft COO Peter Hornung. “The entire company was caught up in the design process and ArchiCAD’s visualization tools were invaluable to getting people involved. From an operations point of view, I think this was a huge benefit to managing our move as smoothly as possible. I also have to stress how important the 3D model was to leasing all of the space.”

The Building in Graphisoft Park:

Originally, Graphisoft Park was built in 1998 for the software engineering firm Graphisoft, which develops ArchiCAD®, one of the world’s most popular architectural software packages. Graphisoft believed that providing the world’s best architects with the world’s best software would be possible only if the company itself could operate in a first-class architectural environment.

Within a few years, several other high-tech firms rented space at the Park, attracted by its unmatched location, exceptionaldesign and superior services. Due to continuous growth in the Park’s development, in 2006 the Graphisoft real estate division split off from the software division to create Graphisoft Park SE, a public European corporation listed on the Budapest Stock Exchange.

The growing number of tenants, in turn, spurred the Park to further development. In addition to Microsoft and several smaller companies, SAP’s international research division chose Graphisoft Park as its Hungarian headquarters. The first biotech companies also arrived (Comgenex, followed by AMRI), and in 2007, the newest research lab was built for Servier, the French pharmaceutical firm. At present, about 40 companies operate in Graphisoft Park, with more than 2000 employees.

Building ‘A’

Building A, is one of the smallest buildings in the Park. With its brick façade and villa-like design, it blends in with the ambiance of the walking path along the Danube. Its elegant, yet unpretentious style is not limited to the exterior: entering building, the visitor encounters a three-level, simply designed interior whose skillful use of space completes the effect.

Building ‘B’

Like Building A, this structure was designed by Ferenc Keller; its visual style is quite similar. The façade displays the same red-brick, villa-like concept as in the “G” office complex, but with a more elongated shape. In designing the interior, the architect sought to ensure that each of its three levels could be leased separately. This is achieved by including a landing at each level of the single-flight staircase.

Building ‘C’

The concept behind the planning of Building C was to recreate the character of the Park on a larger scale. In a significant departure from the Park’s first three buildings, Building C was the first to include an underground parking garage: the Park’s overall plan was to ensure that as few cars as possible remain out in the open, the better to preserve the large green landscapes and retain the area’s park-like character.

Building ‘D’

In designing this two-structure project, a key consideration was to create a transition between the high-tech office park and the century-old buildings of the old Gas Works. The architect achieved this by incorporating signature elements of both styles. The facades and interiors feature wood and glass elements, but brick and stone surfaces are also visible. The entrance lobby is cylindrical, an echo of the Gas Works clock towers nearby. Parking is available both underground and in an open-air area at one side.

Building ‘E’

This complex functions as both a restaurant and conference center, and thus contains no offices: only the ground-floor restaurant and the meeting rooms. Compared to the Park’s earlier buildings, this one is notable for its regular geometric form: a cylindrical prism placed inside a square base, whose duality is emphasized by the materials. The combination of visible concrete, wood, and dark-colored brick presents a break from the unified line of the riverbank structures – a distinct departure from the villa-like office buildings.

Building ‘F’

This three-story structure, built as an extension to Building G, is connected to it by a bridge. The architect strove to achieve a unified appearance for the façade, so that to an observer’s eye, the two buildings appear to be a single establishment. Like Building C, this building also has a single-level underground garage.

Designed by Ferenc Cságoly, this is Graphisoft Park’s first building. It is composed of several distinct entities that provide easy functional separation. The exterior design and facades were planned according to the Park’s initial, villa-style conception, in harmony with the old Gas Works buildings. The imposing interior, designed by Zoltán Horváth and Sándor Csepregi, emphasizes the central role of this building.

This group is composed of three structures, inspired in part by the twin towers on the grounds of the Gas Works. In appearance, it represents a transitional style, suggesting both a civic building and an industrial structure. A three-level underground garage helps provide parking for many of the Park’s several thousand employees and also for the adjacent Aquincum Institute of Technology.

Building ‘IG’

The historical building was designed in 1912-13 by Kálmán Reichl to host the administrative offices of the Óbuda Gasworks. This charming turn-of-the-century building bears simple secession style characteristics.

The main aim of the renovation works was to restore the building’s original beauty. Besides authentic restoration of the facade and its entire exterior, the building was retrofitted for easy accessibilty resulting in a state-of-the-art multifunctional office facility.

For many years, this building served as a locomotive shed. In 1982, the Budapest Gas Works converted it into office space. Most recently, it has been redesigned by Zoltán Horváth on behalf of Graphisoft Rt., retaining a number of characteristics from its railroad history.

Building ‘L’

Building L serves as a logistical center. In planning its location, a major consideration was to ensure that it be separate, so that the coming and going of freight trucks not interfere with activities at the office buildings. Its red-brick exterior carries on the style of many of the other Park structures. The building is composed of two distinct parts: an office area and a storage area. Its unusual floor plan and the artificial hillside on which it was built lend this small structure a unique tone among the larger office buildings.

The structure is composed of two large main units joined by a bridge. Its three-level underground garage enables cars arriving at the surrounding buildings to be parked out of sight. This centrally located office building borders on small grove with a lake, accentuating the natural environment.

This building originally served as a residence for Park visitors. Today, it has been completely refurbished as an office building, with the same amenities as other Park offices. Its exterior is similar to that of the original Park structures, except that its doors and windows are wood and glass structures.

Building ‘O’

This building, on the southern boundary of Graphisoft Park, was first built in 1952 and for many years served as a dressing room for employees of the Budapest Gas Works. It was converted into a restaurant during Phase I of Graphisoft Park’s development. In several places, it was painted a brick color to blend in with the riverside walking path’s essential character. At present, the kitchen can serve 100 guests, who in good weather can enjoy lunch on the outdoor terrace.

Building ‘S’

The first of the Park’s buildings to include a three-level underground garage. Though the building size does not warrant such a large garage, the objective of preserving the Park’s green landscape requires that as many cars as possible park underground.

In locating Building S, a primary consideration was that it should not obstruct the view of existing structures. The façade is designed in module fashion, using a dense brick veneer whose windows seem to be cut out of the wall. For the exterior, the architects used a color that differed from most of the Park’s buildings – nevertheless, Building S fits in nicely with the surrounding development.
